Electronic Title Searching

6 PDP Credits – 3/4 day

Whether a title search is provided to a real estate brokerage by a Land Title Survey Authority office agent, or directly to a REALTOR®, or by a home computer using myLTSA, the REALTOR® must always be careful to read the title search correctly.

This course assists REALTORS® to ensure that:

  • they are dealing with the persons who have the right to sell the property,
  • the property is accurately described, and
  • all the pertinent information, with respect to the title and registered encumbrances, is communicated to prospective buyers so that they are not misled.

The title should also be reviewed to ensure that the sellers are positioned to conclude a sale agreement in accordance with its terms.

By the end of this course, learners will be able to:

  • address "the how to's" of title searching, and the warning signs REALTORS® need to watch out for;
  • learn to reduce client dissatisfaction, as well as incidents of claims and complaints;
  • read and understand sample titles and charges, and examine any potential problems; and
  • discuss survey plans as well as some of the services offered by the Land Title Survey Authority office that could be used as an aid to advance the business interests of REALTORS®.
