Component 1: Five Online Modules

The first component of this course builds on the knowledge acquired through the Licensing Course. Learners have two weeks to complete five online modules: Introduction, Agency, Disclosure, Contracts and the completion of a final assignment. Learners will contribute to online discussions, watch video clips from experts in the field and complete various activities and quizzes. At the end of each module learners must complete a "gateway assessment" which tests the learner’s understanding of the concepts. In order to progress to Component 2, learners must achieve 70 per cent or higher on each of the gateway assessments.

Component 2: Classroom Session - Day 1

This highly interactive session is offered over two days in a classroom setting. Day 1 addresses the competencies related to listing a property for sale. Through the use of a case study and immersive role-play learners discuss agency, review disclosures related to property and ask the sellers to sign a listing agreement. Learners work with forms and documents commonly used in the profession as well as view experienced licensees working though the scenarios.

Component 2: Classroom Session - Day 2

Day 2 of Component 2 addresses the competencies related to representing a buyer in the purchase of strata. Learners present the Exclusive Buyer’s Agency Contract, draft a contract of purchase and sale and review the buying process with their clients. Learners role-play various scenarios and through the use of videoclips watch experienced licensees present a version of the scenario.

Component 3: Six Field Assignments

Component 3 is to be completed within a four and half month timeframe while learners are working at their brokerage. Learners are expected to complete six online field assignments:

  1. Listing a Property for Sale – Representing a Seller
  2. Establishing Agency and Providing Trading Services to or on behalf of a Buyer
  3. Holding an Open House – Your Agency Responsibilities
  4. Researching Properties
  5. Drafting an Enforceable Contract of Purchase and Sale - either for a client or customer
  6. Presenting an Offer and Negotiating a Counter-Offer

Once learners have completed all six online field assignments, a final assignment is to be completed which reflects on the learners overall experience. This final assignment will provide the instructor with the information needed to tailor Component 4, the final component to the individual needs of each group of learners.

Component 4: Final Classroom Session

The final component is a classroom session designed to review core concepts presented throughout the course. Learners review discipline cases taken from previous versions of the Real Estate Errors & Omissions Insurance Legal Update courses to learn from the experience of other licensees. Learners review the Council’s Complaint and Discipline process and consider how they can implement best practices to avoid such circumstances. The final hour of this five-hour component is spent on self-assessment. Learners complete a contract of purchase and sale based on a scenario presented; respond to several objective questions based on agency, disclosure and contract, and complete a learning plan which can be shared with their managing broker, if applicable. The learning plan is intended to support new licensees in their overall professional development.
