BC Northern Real Estate Board: New Member Learning Plan

Although created for new members of the BC Northern Real Estate Board, anyone may purchase and take this New Member Learning Plan. It is intended to provide a strong foundation for new real estate professionals beginning to work in BC Northern.

To finish the learning plan and receive a certificate of completion for it, you must complete CREA New Member Orientation, CREA REALTOR® Code of Ethics, CREA's Trademarks, Introduction to Disclosures in Real Estate, and one of either Rural Real Estate Essentials or Strata Fundamentals 1.

The three BCREA courses, Introduction to Disclosures in Real Estate, Rural Real Estate Essentials, and Strata Fundamentals 1 are accredited courses that can be used to meet PDP program requirements.

COURSE DESCRIPTIONS

CREA New Member Orientation

The information in this new member orientation will help you gain an understanding of CREA’s history, what your membership includes, and your responsibilities as a member of the REALTOR® community.  By the end of this course, you will be able to: understand CREA’s mandate and governance;  have knowledge of the programs, services, and technology tools available to you as a member of CREA;  learn about key CREA By-Laws and Rules that pertain to REALTORS®; and  understand your obligations under the law, and the legal and compliance resources that are available to support you. 

CREA REALTOR® Code of Ethics

This course will provide you with key information on the REALTOR® Code, which sets the standards for professional conduct in the real estate industry. By the end of this course, you will be able to: examine how the duties and underlying principles of the Code apply to the practice of real estate; recognize and avoid unethical practices in your business; and learn about the disciplinary and arbitration processes that may apply when there’s a potential violation of the Code.

CREA's Trademarks

This course is designed to teach participants how to use the Canadian Real Estate Association’s (CREA’s) trademarks properly to protect and distinguish our products, services and brands.  By the end of this course, you will be able to: define intellectual property and trademarks; recognize CREA’s trademarks; understand the rules and proper use of CREA’s trademarks; and find resources and access important contacts to answer your questions.

Introduction to Disclosures in Real Estate (3 PDP Hours)

Aimed at new REALTORS® embarking on their real estate journeys, this course covers the intricacies of mandatory disclosure requirements set forth by common law, statute law, and professional industry sector standards. It delves into disclosure obligations when establishing agency relationships, navigating conflicts of interest, dealing with unrepresented parties, and managing dual agency scenarios. At the same time, the course extends to mandatory property disclosures, advertising considerations, and the disclosure of remuneration. By the end of this course, learners will understand their disclosure obligations when working with buyers and sellers and will be able to name the mandatory disclosure forms required by the BC Financial Services Authority and the standard forms provided by BCREA to assist REALTORS® in making disclosures.

Rural Real Estate Essentials (3 PDP Hours)

This course provides REALTORS® with foundational knowledge on rural real estate, promoting knowledge and growth into new territories. The course explores topics ranging from the types of homes common in rural areas of British Columbia to risk management when considering riparian areas, the Islands Trust Act, and the Agricultural Land Commission Act. By the end of this course, learners will have an understanding of some of the specialized knowledge required to work in rural real estate; have insight into valuable tools and resources used; be aware of clauses which may be written into offers or documentation; and be able to identify and manage risks in rural real estate as a whole.

Strata Fundamentals 1 (6 PDP Hours)

In this course, REALTORS® learn how strata properties are identified, how to read a strata plan, how strata governance works, how to navigate the complexities of a strata transaction, what documents are involved when purchasing a strata lot, and how to work with a strata client. By the end of this course, learners will be able to explain what a strata is, identify the unique physical features of a strata property, anticipate the common challenges of working with strata-titled properties, know the key components of a strata plan, and differentiate between bare land and building strata plans. They will also understand strata governance and the roles of all the players involved in a strata transaction, including the REALTORS®. This course also teaches REALTORS® to recognize some of the red flags that may appear in strata documents and how they may impact the strata lot, the strata corporation, the client, and the transaction.
